Apartment Remodeling Crew Member
JOB SUMMARY:
The Apartment Remodeling Crew Member performs various skilled and semi-skilled duties necessary to update and remodel apartment units, performs manual and mechanical snow removal and salting, and performs other duties as assigned. The position receives guidance from the Team Leader assigned to his/her group as to where to focus his/her efforts at any given time.
STATUS:
TRAVEL:
This position may be required to travel to all locations in the portfolio and other locations while performing the essential functions of the position.
ESSENTIAL FUNCTIONS:
- Works with other crew members to update apartments in an efficient and cost effective manner.
- Strips down and removes interior materials being updated and remodeled.
- Hauls away refuse and delivers new materials.
- Installs new cabinets, hardware, and appliances.
- Updates plumbing and electrical fixtures.
- Installs tile, grouts, and seals.
- Performs salting and mechanical and manual snow removal in all weather conditions.
- Maintains an accurate record of daily tasks performed.

Apartment Remodeling Tub Team Leader
Job Summary:
The Apartment Remodeling Tub Team Leader performs various skilled and semi-skilled duties necessary to update and remodel apartment units and install tubs/showers, supervises assigned staff, performs manual and mechanical snow removal and salting, and performs other duties as assigned. The position reports to an assigned Remodel Team Leader and receives guidance from the assigned Remodel Team Leader as to where to focus his/her efforts.Status:
This is full time hourly non-exempt position that generally works forty hours per week. The employee is on-call for snow removal and emergencies and may be required to come in early, stay late, and work during the weekend.Travel:
This position may be required to travel to all locations in the portfolio and other locations while performing the essential functions of the position.Essential Functions:
- Oversees, schedules, and performs the necessary tasks to replace bath tubs and showers. After receiving a service request the Tub Team Leader will walk the unit and order the necessary supplies. Supplies are picked up from the Warehouse and loaded into the sprinter van and delivered. Tasks performed include, but are not limited to, performing tub and shower replacements by removing all tile from walls, removing the tub/shower, disposing of all garbage, installing tub/shower, updating plumbing, installing new drywall, cutting new molding, finishing drywall and texture, installing towel bar, shower rod, hook, etc., caulking/grouting along the tub and on top of molding.
- Directly supervises the staff assigned to replacing tubs and showers. This includes training, providing feedback, appraising, and disciplining.
- Disposes of all garbage, cleans tub, sweeps bathroom, and cleans any mess in the apartment.
- Responsible for completing/maintaining/submitting all required paperwork including, but not limited to, Walk Sheets and accurate documentation of tasks performed.
- Returns unused items to the Warehouse.
- Communicates with the Maintenance Supervisor concerning tub/shower status. Keys are picked up from the Maintenance Supervisor and returned to the Maintenance Supervisor.
- Performs other apartment updating/remodeling as instructed.
- Performs salting and mechanical and manual snow removal in all weather conditions.
- Performs other duties as assigned.

Assistant Maintenance Supervisor
Job Summary:
The Assistant Maintenance Supervisor is responsible for all of the administrative functions of the Maintenance Department. Duties include, but are not limited to, inputting data, answering the telephone, scheduling outside contractors, walking apartments, performing general maintenance work, performing manual and mechanical snow removal, and performing other duties as assigned.
Status:
This is a full time hourly non-exempt position that generally works forty hours per week with occasional overtime. The employee is on-call for snow removal and emergencies and may be required to come in early, stay late, and work the weekend. Regular work hours are 8:00 A.M. to 5:00 P.M. with a one hour meal break.
Essential Functions:
- Inputs data on the status of vacant apartments, answers the telephone, schedules contractors, and is acting supervisor in the absence of the Maintenance Supervisor.
- Prepares vacant apartments prior to new residents moving in. This includes, but is not limited to, checking all appliances to ensure they are in working condition, checking plumbing and heating/air-conditioning units, changing door locks, performing paint touch-ups, repairing or replacing blinds and screens, and caulking bathtubs, counters, and sinks.
- Completes assigned work orders involving various repairs by assessing the situation and making the repairs.
- Performs manual and mechanical snow removal in all weather conditions.
- Helps maintain the exterior of the property. This includes, but is not limited to, trash and litter pick-up, and assisting the Groundskeeper.
- Maintains the swimming pool(s). Assists with preparing the pool for opening, chemical treatment of the water, and daily cleaning.
- Provides emergency service on a 24-hour, on-call basis through cell, phone, voice mail, and/or pager system.
- Performs other duties as assigned.
Job Qualifications:
- Commercial construction experience is preferred.
- Must have experience working with HVAC refrigeration equipment and performing HVAC repairs. Must have a minimum of Type II Freon Recovery Certification or must obtain within six months of obtaining position.
- Must have hands on working knowledge of residential appliances and equipment.
- Must be able to effectively manage staff. Supervisory background in maintenance, construction, or a related field is preferred.
- Must use good judgment at all times.
