Apartment Reconditioning Team Member

Job Summary

The Reconditioning Team Member participates in ensuring that all assigned Dart Properties II LLC vacant apartments are available for rent by performing various tasks involved in the reconditioning of an apartment.  Reconditioning is performed in the most efficient and cost effective manner as possible.  This position also performs manual and mechanical snow removal and other duties, as assigned.

 

Status

This is a full time hourly non-exempt position that generally works forty hours per week and may require overtime including evenings and weekends.

 

Travel

This position may be required to travel to all locations in the portfolio and other locations while performing the essential functions of the position.

 

Essential Functions

1.      Assists the Reconditioning Supervisor in determining the most efficient and least costly manner in which to handle long term and short term repairs in the reconditioning of apartments.

2.      Completes reconditioning of assigned apartments, as assigned.  Duties include, but are not limited to, removing and disposing of fixtures, performing minor drywall repairs, replacing grout, replacing handles and knobs, preparing a unit to be painted, replacing appliances, as needed, cleaning, and performing other tasks.

3.      Performs manual and mechanical snow removal in all weather conditions.

4.      Performs other duties as assigned.

 

Job Qualifications

1.      Commercial construction experience is preferred.

2.      Experience working with HVAC and refrigeration equipment.

3.      Must have working knowledge of general repair, residential appliances and equipment, and residential construction.

4.      Must be able to gather information from multiple sources to develop alternative solutions for repair and maintenance issues.

5.      Must be able to multi-task.

    JOB SUMMARY:

    Works with the team leader performing various skilled and semi-skilled duties necessary to update and remodel apartment units as assigned. 

    REPORTS TO:  Remodel Team Leader

    STATUS:

    This is a full time hourly non-exempt position that generally works forty hours per week.  The employee is on-call for snow removal and emergencies and may be required to come in early, stay late, and work during the weekend.

     

    ESSENTIAL FUNCTIONS:
    • Works with other crew members to accomplish apartment updates in an efficient and cost effective manner.
    • Strips down and removes interior materials being updated and remodeled.
    • Hauls away refuse and delivers new materials.
    • Installs new cabinets, hardware, and appliances.
    • Updates plumbing and electrical fixtures.
    • Installs tile, grout, and seals.
    • Performs other duties as assigned.

    Job Summary:

    The Assistant Maintenance Technician works with and assists a Maintenance Technician(s) in the performance of a variety of repair and maintenance tasks for apartment buildings in an assigned area, performs snow removal and salting, and performs other duties as assigned.

  • Groundsperson

    Job Summary:

    The Groundskeeper is a member of the Maintenance Department and is responsible for keeping the property clean.  Duties include, but are not limited to, weeding, hedge trimming, snow removal, and litter pick up.

    Status:

    This is a non-exempt hourly position that generally works 40 hours per week; however, at smaller properties this may be a part time job and at larger properties may require overtime.  Regular work hours are 8:00 A.M. to 5:00 P.M. with a one-hour meal break.  The employee may be required to come in early, stay late, and work the weekend.  The employee is on call for snow removal.

    Essential Functions:
    1. Litter Pick-up:  The Groundskeeper walks to property each day and picks up any visible litter.
    2. Weeding/Hedge Trimming:  The Groundskeeper weeds the flowerbeds and the areas around the shrubbery throughout the property.  The hedges are trimmed using both manual and power trimmers.
    3. Snow Removal:  The Groundskeeper removes snow from the property using a snow blower and shovel.  After snow is removed, the grounds person salts the areas.
    4. Sweeping:  The areas in front of the leasing office/clubhouse, parking lot, and pool areas are swept by the Groundskeeper as needed.
    5. Performs manual and mechanical snow removal and salting in all weather conditions.
    6. Assists in the moving of appliances.
    7. Performs other duties as assigned.
    Job Qualifications:
    1. Training is done on the job and can be learned in one to three months.
    2. Must be able to read and write English.
    3. Must be able to work with minimum supervision.
    4. Must have and maintain a valid Michigan driver's license with an acceptable record.

    6. Vision:  Visual acuity adequate to see litter and areas that need to be salted and to dive a motor vehicle is required.
    7. Hearing:  Ability to listen to and understand information and ideas presented in English is required.
    8. Speaking:  Ability to talk to others and effectively convey information in English is required.

    Job Summary:

    The Leasing Consultant's main responsibility is leasing apartments at the property.  The duties include answering the phone, greeting potential residents, showing apartments, qualifying applicants, preparing paperwork, and various other office tasks, including resident services.

    Essential functions
    • Answering telephones: This position is required to answer the telephone with a pleasant voice. In addition to giving information to callers with questions, the Leasing Consultant is expected to turn phone calls from prospects into appointments. Additionally, he/she will take messages from residents regarding problems with their units and other concerns.
    • Greet prospective residents: The Leasing Consultant greets people as they enter the office and provides them with information about the property.
    • Show apartments: The Leasing Consultant takes prospective residents to the model apartment and points out the amenities Dart Properties provides. To do this the consultant will drive either a company vehicle or their personal car. Some consultants may walk to the model.
    • Qualifying applicant information: The Leasing Consultant obtains information to ascertain if a potential resident qualifies. This includes reviewing applications, checking credit history, and procuring proper documentation in a timely manner.
    • Follow up: Leasing Consultants are required to make follow up calls to visitors. In addition, thank you notes are sent following their visit.
    • Customer service: The Leasing Consultant communicates with residents regarding concerns and works with the Site Manager and/or Assistant Site Manager to address concerns.
    • Handle money: The Leasing Consultant takes deposits and move-in monies on apartments. A written receipt is completed and given to the payer.
    • General clerical duties: The Leasing Consultant performs general clerical duties including, but not limited to, typing leases, filing, and making copies.

  • Maintenance Supervisor

    Job Summary:

    The Maintenance Supervisor ensures the assigned apartment community is in good repair at all times in the most efficient and cost effective manner in order to achieve the highest possible level of customer satisfaction.  The Maintenance Supervisor also supervises the maintenance staff, and performs other duties, including manual and mechanical snow removal, as assigned.

    This is a full time hourly non-exempt position that generally works forty hours per week with occasional overtime.  The employee is on call for snow removal and emergencies and may be required to come in early, stay late, and work the weekend.  Overtime may be required.  Regular work hours are 8:00 A.M. to 5:00 P.M. with a one-hour meal break.

     

    Essential Functions:

    1.       Directly supervises maintenance staff assigned to location. This includes training, providing feedback, appraising, and disciplining.

    2.       Assists and advises the Site Manager and Property Manager regarding the most efficient and least costly manner in which to handle long and short term repairs and maintenance of the buildings within the assigned community.

    3.       Plans and directs an effective preventive maintenance schedule to be carried out by the Maintenance Technicians.

    4.       Plans and directs the execution of all repair and maintenance in an assigned area.

    5.       Develops long-range plans, prioritizes maintenance needs, and ensures objectives are met.

    6.       Manages development of area suppliers and contractors to be used for repair and maintenance work.  Evaluates current/proposed contractors and ensures contractors meet preset criteria.

    7.       Participates in development and implementation of property facilities budget.

    8.       Conducts physical inventory of parts stock quarterly. Completes consolidated inventory form and forwards to the Facilities Manager.

    9.       Identifies preliminary list of repair and maintenance projects in conjunction with the Property Manager and Site Manager and submits to the Facilities Manager for consideration/approval.

    10.    Develops preferred supplier/contractor list for assigned property and submits for approval and publishing.

    11.    Submits to Property Manager and Site Manager on a weekly basis, all worksheets, time sheets, copies of receipts, miscellaneous correspondence, and other required information.

    12.    Provides emergency service on a 24 hour, on-call basis through cell phone, voice mail and/or pager system.

    13.    Performs manual and mechanical snow removal.

    14.    Performs other duties as assigned.

     

    Job Qualifications:

    1.       High school graduate, preferred.

    2.       Commercial construction experience is preferred.

    3.       Must have experience working with HVAC refrigeration equipment and performing HVAC repairs.  Must have a minimum of Type II Freon Recovery Certification or must obtain certification within six months of obtaining position.

    4.       Must have hands on working knowledge of residential appliances and equipment.

    5.       Must be able to effectively manage staff.  Supervisory background in maintenance, construction, or a related field is preferred.

    6.       Must use good judgment.

    7.       Must be able to effectively communicate in English both orally and in writing.

    8.       Must be able to read and write English.

    9.       Must be able to convey information in English in a classroom setting regarding new or changed vital equipment and repair procedures.

    10.    Must be self motivated and able to assess and handle problems.

    • Repairs, maintains, and replaces a variety of equipment and appliances including ovens, microwaves, washers and dryers, water heaters, garbage disposals, etc.
    • Performs general repairs in conjunction with pre-scheduled equipment repairs. Prepares repair and maintenance worksheet upon completion of work.
    • Requests purchase orders from Maintenance Supervisor to obtain major replacement items, including those covered by warranty.
    • Establishes monthly schedule for preventative maintenance and submits to the Maintenance Supervisor for approval and distribution.
    • Maintains basic prescribed inventory of parts and equipment. Purchases replacement items from a pre-established supply house.
    • Oversees outside contractors providing emergency overload repairs on assigned buildings. Provides emergency service on a 24 hour, on-call basis through a voicemail/beeper system. The Maintenance Supervisor, when necessary, establishes priorities.
    • Performs other duties as assigned.
    JOB QUALIFICATIONS:
    • Some repair and maintenance experience in equipment and appliances preferred.
    • Experience in working with plumbing, electrical, and carpentry repairs.
    • Experience repairing residential heating systems is preferred.
    • Effective communication skills.
    • Ability to work under minimal supervision.
    • Ability to prioritize emergency calls.
    • Strong problem solving and organizational skills to gather information from multiple sources for the purpose of developing alternative solutions to repair and maintenance issues.
    • Must have and maintain a valid Michigan Drivers License and an acceptable driving record.
    • Must live within thirty minutes of normal drive time of the assigned property, or within thirty days of hire must live within thirty minutes of normal drive time of the assigned property.
    • Criminal history must comply with Company Policy.
    PHYSICAL REQUIREMENTS:
    • Must have the mobility and flexibility to reach any area of an apartment. 
    • Must be able to read and write in English.
    • Lifting: Must be able to lift, pull, and push a minimum of 80 pounds.
    • Must be able to engage in manual and mechanical snow removal.
    • The employee is required to stand, walk, sit, bend, twist, kneel, push, pull, and grasp when performing the essential functions of the position.
    • Vision: Visual acuity adequate to read small print and to drive a motor vehicle is required.

    • This position works inside and outside. The inside is heated in the winter and air-conditioned in the summer.     COMPENSATION:

    Pay schedule currently ranges between $9.50 and $12.00/hour, depending on experience and related certifications obtained.

    Job Summary

    Luxury apartment community seeks motivated, team-oriented individual to fill the Painter position on our Dart Services Team.  The Painter performs a variety of skilled and semi-skilled duties involved in the painting, maintenance, and alteration of apartment buildings and facilities in an assigned service area.

     

    Travel

    This position is required to travel to and from the warehouse and apartment communities.

     

    Essential Functions
    • Paint Dart Properties' buildings and facilities to maintain proper appearance and protection from rust and decay
    • Prepare wood and metal surfaces for painting by sanding, scraping, burning, sandblasting, washing, dusting, and filling
    • Remove graffiti from walls, doors, and windows; utilize chemicals as needed
    • Apply primers and finish coats with brushes, spray machines, and rollers
    • Utilize brush, roller, or spray gun in applying paint, varnish, shellac, enamel, lacquer and other protective and decorative finishes to a variety of surfaces, including wood, metal, plaster, stucco, wallboard, brick, and cement
    • Repair gypsum drywall, fit and fasten board into specific position, and seal joints with paper tape and spread compound
    • Repair and apply weatherproof, decorative covering of Portland cement or gypsum plaster to outside building surfaces using hand-tools
    • Refinish furniture, lockers, and general equipment and erect rigs and move scaffolds and platforms
    • Prepare stencils and paint signs, paint lines on blacktop with line marking machine, paint handicapped parking stalls and curb marking the appropriate zones, and engrave various items as necessary
    • Apply varnish, shellac, and lacquer to furniture such as cabinets and cases
    • Operate, clean, and maintain equipment such as brushes, rollers, line marking machines, air and airless spray guns, and compressors
    • Move furniture, cabinets, and other furnishings as necessary to perform job duties
    • Perform painting work in compliance with building, health, and safety standards
    • Operate a vehicle to travel to various sites to conduct work
    • Estimate time and material for assigned projects and maintain records related to work activities
    • Perform other duties as assigned
    Job Qualifications
    • At least two years of painting and/or repair and maintenance experience
    • Knowledge of methods of preparing a variety of surfaces for painting and finish work
    • Working knowledge of safety rules and building code regulations as applied to the building trades and pertaining to apartment facilities
    • Must have effective communication skills
    • Must be able to read and write English
    • Ability to prioritize, assess, and handle problems with minimal supervision
    • Ability to gather information from multiple sources to develop alternative solutions to repairs and maintenance issues
